After the demonatisation, there is a slow down in the Real Estate Market & the Govt has shown its endeavour to provide an affordable home to the millennium. Above all, the Govt is also giving Interest Subsidy up to Rs. 2.67 lac on Home Loan, under its ambitious PMAY (Pardhan Mantri Awas Yojna)  Scheme , subject to certain conditions. This Subsidy will be available to MIDDLE INCOME Category BUYERS ONLY up to 31.12.2017.

Housing For All By 2022- A Mega Mission:

The Housing Sector is looked after by the Ministry of Housing & Urban Poverty Alleviation. Pradhan Mantri Awas Yojna is one of the mega missions of the Govt. The Govt.plans to provide a House For All by the year 2022. The Hon’ble Minister has set a target of about  20 Million Urban people by 2020.

To meet the Housing needs of the growing population, Govt of India has permitted the Private Builders to step in and take up the construction of Housing Projects. To ease the financial requirements, the Govt also permitted the inflow of FDI in Real Estate. The Builders & Developers are covered under 2 main categories; i) Corporate operating across India, & ii) Regional. Building A Home – Loan Facility By Banks & NBFIs:

To accomplish this gigantic task, the Govt. has directed the Banks to provide Home Loan to the deserving and the eligible buyers. The maximum limit fixed for Home Loan  varies from Bank to Bank. And so is the Interest Rates for Home Loans.  Besides Banks, there is a large number of Non Banking Financial Institutions that provide Home Loan. The normal extent is 85% of the price. But in certain cases, some Banks provide financing up to 90%. The Home Loan is provided for a maximum period of 30 years.

PMAY (Pardhan Mantri Awas Yojna) & Interest Subsidy on Home Loan:

Under the PMAY, Banks also give Subsidy on the Interest paid  by the buyers on home loans. The maximum limit of the subsidy to be paid has been fixed at Rs. 2.67 lac. The Scheme is as under:
